Marble Falls (Burnet County) –A Houston real estate company received approval for its preliminary plan for a commercial development at Tuesday’s city council meeting.
The 9.74-acre property is undeveloped and located south and east of Panther Hollow Drive, east of Corazon Drive, and west of US 281 in the southern part of town.
The site area is zoned for General Commercial (GC) and will be subdivided into six plateau lots, along with the dedication of approximately 500 feet of new right-of-way and public street construction, to provide access improvements and subdivision to the lot.
Commercial uses are proposed for the project under the name Panther Hollow Business Development.
The construction plans for the proposed public improvements include civil engineering of public roads, water and sewage improvement.
A dedicated right-turn lane will be constructed from US 281 south to ensure traffic has a dedicated turn lane within the development, as well as 5-foot concrete sidewalks on both sides of all streets.
The proposed water lines and sewage lines required to service the proposed lots will be required to meet city standards and an eight inch water line will service the development.
City staff are still working with rock springdevelopers, to address concerns about public enhancements.
Building permits for the project will not be issued until the subdivision improvements have been approved and completed and a final plan for the development has been submitted and approved.
The surveying company Arrival point, of San Antonio, is on board the project and showed the lots on the property will be as follows: Lot One 2.32 acres (123,011 SF); lot two 1.13 acres (49,142 SF); lot three 2.02 acres (88,070 sq ft), lot four 0.86 acres (37,538 sq ft), lot five 0.98 acres (42,695 sq ft) and lot six 1.28 acres (53,899 sq ft), as well as right of way to extend Corazon Drive.
